Bathroom Ceiling damange At A Bournemouth Property
Initial Investigation
Our engineer carried out a detailed inspection of the affected ceiling using thermal imaging and moisture mapping equipment.
Thermal imaging identified a significant cold anomaly directly beneath the bathroom floor, while moisture readings exceeded 100% WME, confirming that the ceiling structure had become heavily saturated.
Plumbing Investigation
The bathroom fixtures were individually tested.
Pressure testing was carried out on both the hot and cold water supplies for 45 minutes.
No pressure loss was recorded, confirming that the incoming water supplies were fully sealed.
Attention then turned towards the sanitary connections.
Borescope Investigation
Using a specialist borescope camera, our engineer inspected behind the concealed toilet and boxing without removing the bathroom.
The inspection revealed the toilet flush pipe leaking after every flush.
The connection would leak continuously for several minutes before gradually sealing itself again due to limescale build-up.
The leak had been occurring for some time and had saturated the timber floor beneath before tracking into the ceiling below.
