High Water Bills at an Office Building In Canary Wharf
Our engineers were instructed to investigate excessive water consumption at a large commercial office building in Canary Wharf, London. The building management company had noticed a substantial increase in monthly water bills over several months, despite occupancy levels remaining unchanged.
Following advice from the local water supplier, the facilities management team contacted Leak Detection 24/7 to carry out a full commercial leak detection survey without disrupting the daily operation of the building.
Initial Investigation
Upon arrival, our engineers reviewed the building’s water usage data before carrying out a water meter assessment.
Despite no water being intentionally used within the building, the incoming water meter continued registering continuous flow, confirming an active internal water leak.
The incoming mains water supply was isolated in stages to identify which section of the building was responsible for the excessive water usage.
Internal Leak Detection Survey
Each floor was inspected individually, including staff welfare areas, kitchens, toilets, cleaners’ cupboards and plant rooms.
Several issues were identified throughout the building.
A number of WC cisterns were found continuously overflowing into the pans due to worn flush valve seals.
Two kitchen taps were dripping continuously.
A leaking isolation valve supplying the staff kitchen was also identified.
Plant Room Investigation
Our engineers carried out a further inspection of the mechanical plant room.
Thermal imaging identified a moisture anomaly around the incoming cold-water booster set.
A minor leak was discovered on a threaded connection supplying the booster pump.
Although relatively small, the leak had been ongoing for some time and contributed significantly to overall water consumption.
Findings
Following isolation of the defective appliances and repair recommendations, the facilities management team monitored the water meter over the following 24 hours.
Water usage reduced immediately, confirming that the leaks identified during our investigation had been responsible for the excessive consumption.
RECCOMENDATIONS
Leak Detection 24/7 recommends repairing all leaking toilet flush valves, replacing the faulty isolation valve and repairing the booster set connection.
Following repairs, the incoming water meter should be monitored to confirm the building is no longer experiencing unnecessary water loss.
